Typically a listing agent will "run comps" to find the average price that similar homes have sold for. The agent will recommend listing at or above this price to leave room for negotiations. However, In trying to win your business it's very tempting for the agent to overprice your home and have it sit on the market resulting in buyer stigma as "the overpriced one."
Even if you price your home correctly and get an offer quickly, the buyer will typically take 10 to 20 days to do inspections while your home is OFF-MARKET in a "pending" status. If any issues are discovered, the buyer will ask for repairs or a reduction in price, a tedious back-n-forth negotiation where YOU take all the risk. The buyer can walk away at any time and then you're back on the market (plus "the house that fell out of escrow" stigma.)
In my method we beat the buyer to the punch by doing all the reports and disclosures ahead of time. We then list your home WELL BELOW comps and take BIDS for 10 days! By underpricing we'll attract a HUGE amount of attention quickly and allow the bidding process to bring the price up to "market" -- just like an auction.
We make it FAIR for the buyers by allowing them to see each other's bids and raise anytime until the deadline. Full disclosure + buyer competition = TRUE market price... or if not, you don't have to sell (It's RISK FREE!)
